As development manager, we have employed Regiis as main contractor on the conversion of a former oƯice building and language school into 16 high-end residential apartments prime Central London.

The project comprises extensive structural alterations, including the removal of the existing internal floors, complex temporary works, new structural floor systems, Pynford transfer beams, and an additional storey at roof level to create additional units.

The scheme is being undertaken directly above live retail units at ground and basement, requiring detailed stakeholder engagement and coordinated sequencing to minimise disruption to neighbouring businesses and the public.

Due to the constrained city-centre location, the project presents logistical challenges including restricted access, limited material storage, just-in-time deliveries, road management, crane operations and detailed coordination with the Local Authority.

Regiis has to date managed these complexities well through detailed pre-construction planning, robust health and safety management, proactive stakeholder communication and close collaboration with the professional design team.

The project demonstrates Regiis’s capability to deliver technically complex structural works within occupied environments while maintaining programme certainty, quality and high standards of safety, whilst managing challenging logistics.

Throughout our engagement, Regiis have been instrumental in value engineering the schemes to align with development budgets. They have managed the Consultant team effectively, ensured the deadlines have been met, and have promptly procured trade packages to keep the projects on programme.

Their on-site management reflects a high level of commitment, underpinned by robust Health & Safety procedures and a well-structured quality assurance regime. Their site team maintains rigorous sign-off protocols for subcontractor works and fosters a collaborative, solution-driven environment.

The senior management team has remained accessible and supportive, ensuring that any issues – whether programme-related, design-specific, or commercial in nature – are addressed promptly and professionally.

On a personal note, I have worked with Andy East for over 15 years, including during his time at a previous company. He is a highly knowledgeable construction professional, diligent and focused, with an excellent grasp of technical and delivery requirements.

We have been approached by Regiis Holdings Limited to provide them with a reference in relation to the works they are currently undertaking for us. Regiis Holdings Limited have been on site with us at 551 – 557 Finchley Road in Hampsted, London, since February 2024. The project is a £4m Design & Build Scheme, consisting of the change of use from an existing school into 3 commercial and 15 residential units.

The project is on the Finchley Road, near a junction with a red route in place at all times, and no access from the rear of the property. Despite the logistical constraints Regiis have managed the project efficiently from the outset and have always had the care of both their workers and the public at the forefront of their endeavours, ensuring the correct levels of Health and Safety is in place and effectively protecting all stakeholders.

They have continuously progressed the project diligently and consistently, despite setbacks in certain elements on the project. Their work is managed by the Senior Management team to ensure continuity across all trades with minimal to no downtime in between crossovers. The Senior Management team take an active role in the project, both on-site and in design meetings, which is incredibly refreshing, as decisions can be
made quickly and efficiently, with no need to revert later.

I would have no qualms in recommending Regiis Holdings to undertake works on behalf of other employers and have found them to be a pleasure to deal with thus far.

We are also looking to award them a second project in the next couple of months.
